VolkerFitzpatrick leads the way in sustainable development with the completion of 12 warehouses for SEGRO

VolkerFitzpatrick has recently constructed 12 warehouses across Tottenham and Hayes on behalf of SEGRO – a leading owner, manager and developer of modern warehouses and industrial property -  and has achieved a provisional BREEAM ‘Outstanding’ rating of 94.9% at the SEGRO Park, Tottenham, development. This is currently the highest rating a building of its kind has been scored in the UK, and firmly places VolkerFitzpatrick as a leader in the provision of sustainable developments in the distribution and logistics sector.

At the Tottenham development, the team completed eight industrial units, covering a total footprint of 190,000ft2. The pioneering development was designed to be carbon negative, producing more energy than it consumes. To achieve the BREEAM ‘Outstanding’ rating, sustainable features were installed across the estate, including green walls to help to purify air, as well as EV charging points, ‘Smart’ sensor technology and almost 2,000 photovoltaic panels to minimise emissions. During the construction, all site materials from the initial demolition were processed and the broken-down concrete was re-used in the new units’ sub-base.

 

127 new, semi-mature trees were planted, along with 880m of new hedges, creating habitats for pollinating insects, birds and bats, to help promote biodiversity in the local area. The site has also been landscaped with wildflower grasses, outside seating and gym equipment to help enhance employee wellness.

At SEGRO Park Hayes, a site previously occupied by a Nestlé coffee factory, the team retained the existing factory façade and provided four warehouses totalling approximately 240,000ft2 of industrial space, including supplementary office space. A BREEAM 'Outstanding' certification of 89.4% has been achieved at this development, further cementing VolkerFitzpatrick's place as a sustainable leader in this sector. The development also included improvement works to the Grand Union Canal and truly showcased the wide breadth of skills within the business.

Social value

The VolkerFitzpatrick teams were hired locally for each of the projects, and they also carried out educational engagement activities with local schools and colleges, to create opportunities for apprenticeships on site. This also included eight work placements at the Tottenham site and 11 site visits and career engagement sessions to inspire young people and raise their aspirations.
