VolkerFitzpatrick’s completion of the Rolling Stock Yard development
The VolkerFitzpatrick team recently completed a 57,000ft2 new office building in King’s Cross on behalf of Newmark Properties LLP.
After starting in June 2018, VolkerFitzpatrick completed the construction of a part eight storey and part nine storey concrete structure, created by the architects and interior designers at Squire & Partners. The building features office space, a café, cycle storage, shower facilities and a single basement level. The team installed sheet and CFA piling, constructed an exposed concrete frame from the basement to level nine of the building, and installed a high specification curtain walling and cladding system. The project also included the execution of a high specification reception area and an internal CAT A fit-out.
The team worked collaboratively with the client to adapt to the changing needs of the build. This included designing new piling configurations and incorporating additional design changes to the flooring, glass, lighting and future proofing of the reception space.
Set on the corner of a busy road in King’s Cross London, the Rolling Stock Yard development presented the team with many challenges. To manage the flow of heavy goods vehicles, VolkerFitzpatrick successfully coordinated deliveries with local yards and liaised with lots of small local businesses. In line with residents and the council’s requests, the number of office cabins by the building was minimised by locating several off site. Further cementing relationships with neighbours, the team undertook full road cleaning duties, extending well past the required area.
To keep pedestrians safe throughout the build, complex health and safety challenges were overcame by manoeuvring the site entrance in relation to the works on different elevations.
Reaching out to the local community, VolkerFitzpatrick welcomed school children on site to find out more about the construction industry. Children from local Robert Blair Primary School were able to observe the crane lifts and ask questions about the project, while standing in a designated safe space.
With future tenants a prime concern for the client, VolkerFitzpatrick were able to create a show floor ahead of schedule to help the marketing of the building. Additionally, where the team had expertly executed the communications installation, the building was presented with a marketable Platinum Wired award, making the offices particularly appealing to elite tenants.
