VolkerFitzpatrick to deliver twelve warehouses for SEGRO Parks in Tottenham and Hayes

VolkerFitzpatrick has been awarded two contracts by property investment and development company SEGRO, to deliver a total of 12 warehouses across their Hayes and Tottenham Parks.

March saw works begin on the four industrial units at SEGRO Park Hayes, a site previously occupied by a Nestlé coffee factory. A large section of the factory’s original Truscon façade has been retained and will form an external wall for one of the new units. The eye-catching structure is currently being supported by a temporary steel frame, but will be refurbished and supported by the new structural frame by the time of completion.

The team is also undertaking earthworks, drainage and vibro stone piling, ahead of construction works on the remainder of the units. Once complete, the warehouses will provide approximately 240,000ft2 of industrial space, including supplementary office space.

 

Work began at SEGRO Park Tottenham (SPT) in April, where the team is constructing eight industrial units, covering a total footprint of 190,000ft2. Each unit will feature a mezzanine floor level, office space, breakout areas and amenities.

Following the current demolition phase, all site materials will be processed and the broken-down concrete will be re-used in the new units’ sub-base. Recycling the concrete in this way will decrease the number of journeys required to dispose of materials, reducing the site’s overall road mileage. The team will also install exterior ‘green walls’ of foliage to several of the units, creating an environmentally-friendly and visually appealing view from White Hart Lane.

The use of photovoltaic panels also means that once complete, SPT will be carbon negative, producing more energy than it consumes. Each of these initiatives will contribute to SEGRO’s vision of making SPT the ‘most sustainable building site in Greater London’.

External works for both sites will include access roads, service yards, landscaping and car parking facilities. In Hayes, VolkerFitzpatrick will also undertake canal side improvements to the Grand Union, in close collaboration with the Canal and River Trust.

In addition, both VolkerFitzpatrick teams will be hiring locally for the project, along with offering local businesses the opportunity to tender for small works packages. They will also be carrying out educational engagement activities with local schools and colleges and creating opportunities for apprenticeships on site.

Works in Tottenham are scheduled for completion in February 2022 and works in Hayes, for May 2022.
