- Design and build contract, for a six-storey, mixed use building behind a Grade II listed retained façade
- Includes basement, two residential units and open-plan offices
- Grade A offices (44,000 ft2) have raised access floors, suspended ceilings and reception area
- Full M&E including air conditioning
- Demolition of all structures, including under-pavement vaults behind four interlinked terraces
- Temporary support works included underpinning and RMD box frames to support the façade and party walls
- Steel frame and concrete superstructure sit on extensively underpinned and piled foundations
- Construction of new underground reinforced concrete HV switch room and electrical transformer chamber
- Required the partial closure of a busy road in the heart of London
- Collaboration with Westminster County Council, Transport for London and local neighbours reduced disruption and inconvenience
