IQ Winnersh Building E², Berkshire

This project was for the design and build refurbishment and reconfiguration of a single stage 1970's two storey building, to create 49,500ft² of modern office space, for Segro, at the IQ Winnersh business park, Berkshire.

Structural alterations were made to the main frame including the removal of existing upstand and downstand beams to form full height glazed curtain wall areas and the existing aluminium cladding panels were retained and paint sprayed.

Internal works included; new mechanical and electrical E services, raised flooring, suspended ceilings, finishes, replacement of WC cores, construction of two staircases and the installation of two new lifts. Sustainable features added to the building included a hot water system with supplementary solar hot water heating, photo voltaic panels and rain water harvesting.

This project gained an Energy Performance Certificate of ‘B' and has a reduced CO² output of 56% and is also the first time Segros' scored a BREEAM rating of Excellent for a refurbishment project.

Kate Dean regional director for Segro said: "It is anticipated that this will save around £59,000 per annum on the operating costs of the building which will increase its marketability."

The programme for this project was extremely fast track and required very close co-ordination with the projects designers and supply chain.
