Tesco commissioned VolkerFitzpatrick to complete a 442,633ft² single stage design and build refrigerated distribution facility in Dagenham.
Tesco commissioned VolkerFitzpatrick to complete a 442,633ft² single stage design and build refrigerated distribution facility in Dagenham.
The facility, which took 70 weeks to complete, comprises of a ground floor entrance pod, goods in and goods out office pods, battery charging pod and a mezzanine.
Staff accommodation was built external to the temperature controlled chambers, comprising of +12, and +1 degree temperatures and a frozen OTB chamber. A 14,876ft², a vehicle maintenance unit, technical services building and a recycling services unit.
Throughout this project VolkerFitzpatrick worked closely with Tesco to develop detailed value engineering alternatives to the specification including:
- Revised earthworks specification which removed the requirement for dynamic compaction and surcharging.
- Rainwater harvesting tank sizes reviewed and reduced in size.
- Sewer diversion was moved to the south side of building, reducing the length by 250m. Sewer design was also altered to incorporate non-reinforced piles and pre-cast slabs, which saved time and money.
- Cut and fill exercise to reduce the amount of material going off site
- The bridge design was also changed to culvert, omitting the need for piling and saving time and money
VolkerFitzpatrick also completed external site works including hard standings, asset store, car parking, statutory services, hard and soft landscaping and drainage.
