Magna Park, Corby
VolkerFitzpatrick completed two state-of-the-art units for GLP totalling £84 million in Corby. The construction included a distribution warehouse and a manufacturing centre. GLP’s Magna Park Corby is one of the UK’s largest logistics and distribution parks.
This remarkable achievement showcases the team’s expertise in delivering large-scale, high-quality infrastructure under tight timelines, with innovative design and build solutions.
The project also emphasises innovation, sustainability, and significant community impact. It exemplifies cutting-edge design, such as the UK's largest roller shutter doors and eco-friendly practices.
The two design and build contracts included the construction of one 660,000ft2 unit and one 591,000ft2 unit, each equating to the size of over eleven football pitches.
Both state-of-the-art buildings consist of a portal steel frame superstructure spanning over 32m over 6 bays with built-up cladding system, curtain walling and glazing system on office elevations to improve natural lighting, and pre-cast concrete dock levellers. Externally, a new road junction, bus-stops and cycle-paths have been created, along with landscaping in keeping with the area.
The unit includes high-end office space (44,250 sq. ft.), two transport hubs, 64 dock levers and doors, 8 level access doors, and a 50m external service yard with 111 HV parking spaces.
- The installation of the largest roller shutter doors in the UK (10 x 9 meters).
- In situ cast drag chain pits and channels meeting extremely tight tolerances.
- A temporary concrete batching plant on-site to maintain supply and minimize local traffic, noise, and pollution.
Community Involvement
VolkerFitzpatrick has positively impacted the local area, which falls within the top 20 percent of the most deprived areas in England.
As well as donating £20,000 worth of food to the local food bank over the course of the project, and collecting over 700 Easter eggs for the local children’s centre, fostering strong community ties. The team also worked with local schools and community, and have provided apprenticeship opportunities at both sites, to leave a lasting legacy long after the project had been completed.
Sustainability
The project achieved a BREEAM "Outstanding" rating, diverted 100% of waste from landfill, and implemented a fuel monitoring system reducing carbon emissions by 34%. This remarkable achievement was made possible through the installation of a trial of fuel monitoring systems. This also resulted in considerable savings in costs and reductions in carbon emissions and usage recommendations have been shared across other divisions within the VolkerFitzpatrick business portfolio.
The project also achieved an EPC A rating, despite not having photovoltaic (PV) panels installed on the roof and the air permeability achieved an impressive result of 0.97. The project also had 100% diversion of waste from landfill and onsite fuel monitoring and battery systems reducing fuel usage by around 40%.
